As we head into summer and more people are looking to move residences, there is one important tip that I like to share with clients to give them an edge in securing the apartment that they want.

When demand is high, speed is essential. The applicant who can execute the fastest is usually the one that secures the apartment. With this in mind, my number one tip is to have all your supporting documents ready in an easily up-loadable PDF format. If you are using a Guarantor, ensure they have their paperwork ready. This way, when you see that perfect apartment, you'll be able to put in an application ahead of other people who might also be looking to apply.

Too often, I've seen clients excitedly request an application for an apartment and then spend the next two or three days getting their documents together. Sadly, by the time they have submitted the completed application, they find another application has come in ahead of theirs, and the apartment is gone.

When you find an apartment you love, you want to let the broker know you have your paperwork ready and will return the application to them quickly.

What supporting documents are needed? Most rental applications require variations of the paperwork I've listed below. So, if you're looking for an apartment this summer, give yourself that extra edge and have your paperwork ready to go.

Here is a list of the supporting documents that are frequently requested:

1. Proof of Employment, such as a job acceptance or Income verification letter

2. If a student has proof of school enrollment

3. Most recent Federal Tax return

4. Govt issued photo ID (Driver's License, Passport)

5. Proof of payment of the last three to six months' rent

6. Copy of one to three recent bank statement

7. Three most recent pay stubs
